Zoning, Official Community Plans, and Land Use Bylaws

Land use in the RDCK is guided and regulated through the following tools:

  • Official Community Plans (OCPs) set the long-term vision and goals and guide land use decisions for communities
  • Zoning Bylaws outline the type of activities or developments that are permitted on a property
  • The Subdivision Bylaw regulates how land can be divided into parcels
  • The Floodplain Bylaw ensures that developments are safe from flooding risks
  • Development Permit Areas (DPAs) are designated areas where specific conditions or guidelines must be met before development can occur. These areas are established to protect environmental or aesthetic values and require that property owners to obtain a permit prior to development.

The RDCK has several different Zoning Bylaws and Official Community Plans (OCP). In some areas, these two documents are combined into one document called a Comprehensive Land Use Bylaw (CLUB).
